Welcome Letter

Dear New Homeowner,

​On behalf of the Sadler Green Homeowners Association Board and other homeowners, we welcome you to our community. Over the coming months we look forward to meeting you, whether it be walking down the streets, at a community activity, or at a Board Meeting.

The operation of your Homeowners Association is governed by a board of volunteer directors. The five Board members are elected on a staggered basis by the community.  Elections are held at the annual homeowners meeting in January. The Board is responsible for overseeing the daily functions and financial responsibilities of the Association, and for maintaining members’ compliance with the established rules and guidelines. ​Please take the time to read through the Declarations and Bylaws you received during the home purchase process. Copies are available on the community website. Board meetings are generally held every other month and you can find dates, times, and places posted at sadlerhoa.com.  All homeowners are invited.
 
Our community website, ​​sadlerhoa.com, is a repository of information regarding Sadler Green and the surrounding area. Upcoming activities and events, announcements, a community calendar, Declarations and Bylaws, architectural review forms, and volunteer committee information can all be found there. The website provides ready answers to most of the questions homeowners have, and even provides an in-depth guide to do-it-yourself lawn care. 

ACS West is our contracted property management company. Our Property Manager, Amanda, can be reached at [email protected]. She should be contacted regarding any service issues in regard to community property, violations of rules and guidelines, and for any questions about your homeowner dues and assessments.
 
As a new homeowner, you may already have some ideas on how you’d like to improve your property. Please keep in mind, the Association has an Architectural Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all exterior landscaping, repairs and remodeling (such as painting, decks, fences, trees and bushes, replacement roofs, etc.) in order to ensure compliance with all covenants, restrictions and guidelines. The purpose of this review is to protect our scenic environment and maintain the value of our homes. Modifications to the exterior of your home and property must be submitted to the Architectural Control Committee for approval before any work begins. If work is started without prior approval, the homeowner may be required to alter or remove the changes.

Be sure to put your trash outside by 7 AM for Friday morning pickup.  Only trash in the green Henrico bin will be disposed.  Every other Friday, recycling occurs. You can find a schedule of their pickups on the sadlerhoa.com, under Resident Information.  The postmaster would greatly appreciate if you would leave your trash and recycling containers on the opposite side of the mailbox, so it does not block the mailbox during mail delivery. 

Again, welcome to the Sadler Green Community!  We know you’ll find this neighborhood a great place to live, and we encourage you to participate in our activities, functions, join a HOA meeting, and maybe even become a board member.
